Asset Management Analyst

Equity Lifestyle Properties is looking for an Asset Management Analyst to work from our corporate headquarters in Chicago. This position will monitor and manage the development and capital projects of a portfolio of properties including but not limited to preparing budgets and monitoring spend  as well as assisting in the preparation and presentation of development project ideas.  Work with the Asset Management team to ensure that required financial analysis and reporting is completed accurately and timely.   

Job Functions: 

  • Monitor new home production & construction schedules and drive change in the field when discrepancies noticed

  • Assist in preparation of quarterly capex forecast; annual capex budget process; weekly capex contingency calls

  • Assist with new home inventory pricing and rental release recommendations

  • Assist with monthly ops capex execution calls

  • Work closely with AM team to bolster usage and data input of the Major Project module (budgets, notes, pictures, documents)

  • Work closely with AM team to help track project execution including invoice and contract approvals

  • Further enhance the corporate dashboard to meet Sales, Occupancy, Inventory and CapEx needs

  • Produce weekly home inventory reports and distribute to the field

  • Assist in preparation of monthly new home orders

  • Assist with utilizing the Community Information module in BackOffice to track sewer / water infrastructure at our properties

  • Monitor Trip Report completions and report takeaways each quarter

  • Assist environmental compliance group with Scheduler reporting and system enhancement

  • Assist with development and upgrade project initial underwritings

  • Assist with development and upgrade project approval emails and memorandums

  • Organize and summarize internal and external developable vacant land opportunities

  • Monthly reporting of recurring and non-recurring capex trends

  • Perform preliminary underwriting analyses of potential acquisition targets

  • Assist with market rate comparable analyse

  • Assist with land comp analyses

  • Assist with BOD packages

  • Assist with putting together aerials and various maps for acquisition due diligence

  • Assist with organization of checklists and communication with sellers to provide information

  • Participate in acquisition due diligence and underwriting as necessary.
  • Other duties and projects as assigned.

  • Education and/or Experience - Bachelor's degree (B. A.) in Finance or similar field of study; two to five years experience in financial analysis.
  • Language Skills -Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Mathematical Skills - Ability to calculate figures and amounts such as percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry.  Familiar with the concepts of NPV, IRR, financial statements, lease review.
  • Reasoning Ability - Ability to define problems collects data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
  • Computer Skills - To perform this job successfully, you should have above average ability to perform word processing and data entry into spreadsheets, Microsoft Word and Excel preferred.  Must possess knowledge of sending and receiving email as well as retrieving information from the Internet.
  • Certificates, Licenses, Registrations - Valid Drivers' License required. 
  • Other Skills and Abilities - Ability to communicate clearly and effectively with customers, co-workers, managers and residents.  Possess excellent organization and project management skills, leadership skills as well as the ability to manage and complete multiple tasks simultaneously. Must have the ability to analyze operations and initiate changes to improve property performance. Ability to travel.
